Basically, Eric was sending smoke signals to the seller because he, for some reason, well, I wouldn’t say for some reason, he had some stuff he couldn’t talk on the phone, but it was very difficult to communicate with him. Simply because it just had some stuff going on, but, but yeah, Eric made it happen, all via text and mailers and dude, made it across the finish line. So congrats, dude!

….you can’t, you can’t. So, tell us about this deal because it came in and out of contract a couple of times. Tell us a little bit about the drama and how you were able to get it across finish line.

Yeah, to make it not sound too bad, we, we did have it under contract once and, and it did fall out, really no fault to the seller or Austin’s brokers, but we, the buyer, and they were probably 2 weeks in, they were partners and one of them ended up having a major health issue. They could not move on with the deal, given what happened, so they ended up backing out. Once we put it back on the market. You know, it’s just kind of the crazy way sometimes real estate works cause we had some really strong initial interest and then we, we kind of sat for a little while.

…and it’s, a lot of times it’s just a matter of timing and time of year that we’re in when we were putting the marketing together on this. So, we did go through a lot of inquiries and a lot of talking to folks and Even some other offers in there along the way, but we ended up finding a great buyer eventually on this, that really made it a super smooth process of; So, I can’t say enough good things about them. You know, we were initially looking, I think, at a 45 day close and they sent me an email probably 2 weeks into DD and said, look, we, we wanna close in the next, you know, 15 days.

It’s probably, I can count on my hand, and we’ve done well over 700 transactions since the beginning, but I can count on one hand how many times a buyer has called me to say to close, he wants to close early (laughs)

Yeah, yeah, I know and then, you know, the interesting part about this deal and maybe a little bit of a takeaway for this particular property, we’ve actually got it done through seller financing. One of the challenges that we had with this park was it, you know, almost half of the parcel that was being sold was road front commercial acreage that sat on a 4-lane road. That was included with the park, of course. So, there is value to that land and I think both buyer and seller knew that and we were pricing that of course into the offering but, the financing can get really tricky when you’re trying to price in commercial acreage that’s not producing any income. So, thankfully, at the end of the day, that’s why we went to seller finance route, so we can get a price for the seller that, that made sense and the buyer felt like he was walking away with a win as well.

Nice, man. Well you made it happen, structured it. A lot of tricky situations on this deal, but you got it done, man, so congrats on that. Any closing comments here before we wrap this up?

That’s really it. I think we’ll be a, a part of it; It definitely took a little bit of a patience to, to see it from start to finish, but overall, smooth clothes, and I’m glad to have it in the books.
