So, tell me a little bit about this deal. Like I’d love to hear the highlights kind of the things you learn from it, why it was unique for the area and give the sellers out there a little bit of color on what we did for the previous seller that had this deal.

Yeah, absolutely. So this park in particular, as you mentioned, Max was a 43 space RV park service by well water and septic. Interesting thing about this park is the seller is actually the licensed operator for both systems. And further discussions with the seller he was actually willing to stay on for new ownership to help with that transition. So it’s nice when you have sellers that you know care enough about the incoming owner, not to leave anybody hanging and, and willing to do whatever they can to make sure that the transition runs smoothly.

we almost got full list price on this. Whenever you have in place management in particular, you know, a seller that’s hands on, you know, nothing goes by the wayside. So everything was pretty much turnkey, as it would be to turn it over to the new buyer. You know, pretty much a turnkey operation from day one with the ability to increase rents to get them up to market and, you know, stable asset all the way around. So pretty nice opportunity,

You know, when you look at sellers, whether they have a third party management company, or whether they’re very hands on, and having visited the property multiple times, you really get the take away of pride and ownership. And this was very much on hand with this park, you could tell that the owner was was involved on a day to day operational basis. He knew all the tenants by name. And you can just tell that he ran a smooth operation. So you know, I think when when you’re invested in your business, it shows on the back end, and you’re able to command a higher price ultimately, at the end of the day.
